Many of us are perplexed by the different terms used by realtors and agents about the carpet area and the built up area. The right attitude is not to get intimated by these terms and instead understand them for what they are so that you do not get taken for a ride in your house search.
These are the detailed explanations of what comes under Carpet, Built up and Super Built up areas:
THE CARPET AREA
The Carpet area is the area which you can actually use in the apartment. It is also the area where you can cover the floor with the carpet.
Now what does this area exclude:
• Common area
• Lobby
• Lift
• Playground
• The thickness of the inner walls
• Stairs
This is the actual area which you get for using in the housing unit. Your decision while buying a house should be based on the carpet area as that is the only area which you will be able to use in the apartment. This way you can focus and understand how much space you will actually get in the kitchen, living room, bathrooms and bedrooms.
The amount of carpet area is about 70 per cent of the built-up area and thus many builders try to charge you on the basis of built up or super built up area.
BUILT UP AREA
You get the built up area by adding the carpet area and the wall area. Here the wall means the thickness of the inner walls and not just the surface. Around 20 per cent of the built-up area is taken by the walls.
Also built up area includes:
• Dry balcony
• Flower beds
• Roof gardens etc.
These add up to about 10 per cent of the built up area. Thus you can use only 70 per cent of the built up area.
SUPER BUILT UP AREA
This is the total area which includes the built-up area and it also includes:
• Common area
• Corridor
• Lift
• Lobby
• Pool
• Garden
• Club house and more.
A builder usually charges you on the basis of the super built-up area which is also called the saleable area. Thus while shopping for a house you should consider all these different areas and be sure that you get the maximum carpet area as that is the actual area which you will get for you living.
